650+ homes sold. $200M+ in Las Vegas real estate.

Every sale below closed through the Las Vegas MLS with Nick on one side of the table, from 2016 to today. The sold price sits beside the original list price, so you see the spread and not just a headline — and you can search it, sort it and check any address you like.

New construction bought through a builder and off-market deals never enter the MLS, so the record below is a portion of the total rather than all of it. A few rows show a dash where a list price would be; those are the off-market ones.

Questions about this sold record

What the numbers mean, and what they leave out.

How can I verify a Las Vegas agent’s sales record?

Ask for their MLS agent production report. Every agent can pull their own from Matrix in about a minute, and it lists each closed transaction with the address, the price, the date and which side they represented. The table on this page is built directly from that report, covering January 2015 through September 2026. If an agent will not produce one, that tells you something.

Why do some rows show a dash instead of a list price or days on market?

Those are off-market and private transactions. There was no public listing, so there is no list price and no days-on-market figure to report. The sold price and the closing date are still accurate.

What is a good sold-to-list price ratio?

Across this record the sold-to-list ratio is 97.2%. On the seller side, a high ratio means listings were priced close to what the market would actually pay rather than aspirationally. On the buyer side it means offers were not simply meeting ask. One number does not tell the whole story, but a ratio far below the market average usually means chronic overpricing and long days on market.

Does representing the buyer count as a sale?

Yes, and the table labels every transaction so you can see which side was represented. Buyer-side work is the majority of most agents’ business and it is where negotiation and inspection experience shows up.

Are new construction purchases included?

No. Homes purchased directly from a builder are generally not recorded in the MLS, so they do not appear in an agent production report and are not in this table. The same is true of most private and pocket transactions. The 650+ figure Nick quotes includes those; this table shows only what the MLS can document.
