Southern Highlands sits in the southern foothills of the valley, in Enterprise, about twelve miles from the Strip and eight from Harry Reid International. It is 1,850 acres approved for as many as 10,400 homes, wrapped around a private Robert Trent Jones course — which makes it the rare Las Vegas community that spans production homes and eight-figure estates behind the same entrance.
What actually distinguishes it
Airport proximity
Eight miles to Harry Reid is the shortest run of any of the valley’s guard-gated golf communities. If you fly weekly, that is the single most valuable thing about this address.
A father-and-son course
Southern Highlands Golf Club was co-designed by Robert Trent Jones Sr. and Robert Trent Jones Jr., the elder Jones’s final design and one of only four the two did together. It is private, and it has hosted two PGA Tour events.
Range within one gate
Villages here run from standard production neighborhoods to double-gated custom estate sections. Listings span roughly 1,350 to nearly 10,800 square feet. Two homes inside the same wall can differ by an order of magnitude in price.
The layout
The community is bounded roughly by Cactus Avenue on the north, Jones Boulevard on the west, I-15 and St. Rose Parkway on the east and Larson Lane on the south, with Southern Highlands Parkway as the spine. Land was assembled in a 1997 exchange and the community took its current name in November 1998.
Because Southern Highlands is in unincorporated Clark County rather than the City of Las Vegas or Henderson, permitting, code enforcement and some services run through the county. That matters if you are planning a renovation.
What it costs
In early September 2026 publicly listed asking prices across Southern Highlands ran from roughly $400,000 to just under $10 million, with a median list in the mid-$600,000s and well over a hundred homes on the market. That is a real market with real inventory — unusual for a guard-gated golf community in this valley, and an advantage if you are buying.
Master association dues are modest, but each village carries its own sub-association assessment on top. Ask for both numbers on any specific home; the combined figure varies widely by village.
Schools
Clark County School District schools serving the 89141 area include Ries, Frias, Ortwein and Stuckey elementary schools, Tarkanian Middle School and Desert Oasis High School. Southern Highlands Preparatory School, on Southern Highlands Parkway, is a private school and is not part of CCSD. Attendance zoning is drawn by address and changes between years — confirm yours on the CCSD zoning locator.
