Seven Hills is a roughly 1,300-acre hillside community in Henderson, about seven miles from the Strip. Forest City bought the land in 1993, American Nevada Corporation joined as development manager in 1996, and it built out over the following decade. Unlike most of the valley’s golf communities, the master community is largely open, with gated enclaves inside it.

What actually distinguishes it

You can buy in without a gate

Because the master community is open with gated pockets inside, Seven Hills has a genuine entry price. That is rare on this side of the valley and it is why the range here is so wide.

A Rees Jones routing in three parts

The golf course opened in 1997 as Rio Secco, designed by Rees Jones: six holes through canyons, six on a plateau with city views, six through desert mountain terrain. It was originally built as the golf amenity for the Rio hotel.

Hillside, not flat

Seven Hills climbs the southeastern slope, which means elevation and view premiums within the community — and steeper lots that affect what you can do with a yard or a pool.

The golf course changed its name

In August 2025 the course was rebranded from Rio Secco to Serket and reopened under the new name that September, managed by Cabot for owner VICI Properties. Older listing descriptions and neighborhood write-ups still say Rio Secco. Ask about current access and membership directly with the club rather than relying on a listing remark.

What it costs

In early September 2026 publicly listed asking prices in Seven Hills ran from roughly $265,000 to just under $7 million, with a median list around $730,000 and close to ninety homes available. Listings ranged from small attached product to homes over 8,000 square feet.

Dues vary substantially between the open sections and the gated enclaves. Get the specific sub-association number for any home you are considering; a general Seven Hills figure will mislead you.

Schools

Clark County School District schools in and around Seven Hills include Wolff Elementary School, Taylor Elementary School, Webb Middle School, Miller Middle School and Coronado High School. Henderson International School, also in the area, is private. Zoning is by address and changes between school years — confirm on the CCSD zoning locator.

If you are weighing Seven Hills against MacDonald Highlands or the Summerlin side, the honest comparison is drive time and lot topography, not amenities. I will drive both with you.
