Relocating to Las Vegas

Most of the people I move here are coming from California, and most of them call for the same three reasons: the tax math, what a dollar buys, and the fact that they can be back at the old house in four hours if they need to be. Below is the honest version of each — including the parts people find out about after they arrive.

Reason One

Nevada has no state income tax. That is the entire sentence.

No state tax on wages. No state tax on capital gains. No state estate tax and no inheritance tax. Nevada is one of a handful of states that never built the machinery. California’s top marginal individual rate is 13.3%. If you are selling a business, exercising options, or drawing down retirement accounts, that gap is not a rounding error — it is often the entire reason the move pencils.

I am a REALTOR®, not a CPA or a tax attorney, and nothing here is tax advice. Nevada residency is a factual test about where your life actually is, not simply where you bought a house, and California is known to scrutinize departures closely. Talk to your own tax advisor before you count on any of this. What I can do is make sure the housing side of the move is clean and well documented.

Reason two: what the same money buys

Median sale price is a blunt instrument, but the gap is wide enough that the instrument does not need to be sharp.

Market Median sale price Median days on market
Clark County, NV $453,720 56
Los Angeles, CA $1,059,469 50
Seattle, WA $898,550 12

Redfin median sale price, three months ending June 2026 (Clark County) and July 2026 (Los Angeles, Seattle). Medians move; ask me for the current number for the specific price band you are shopping.

Property taxes are capped, not just low

Nevada limits the annual increase in property tax on an owner-occupied primary residence to 3%, and 8% on everything else, under Assembly Bill 489. The cap follows the home, not your purchase, which is a different mechanism from California’s Proposition 13 — worth understanding before you assume it works the same way.

You have thirty days

The Nevada DMV requires new residents to obtain a Nevada driver’s license and register their vehicles within 30 days of establishing residency. Appointments book out. Put it on the calendar the week you get keys, not the week the deadline lands.

Where people actually land

The valley is not one market. Where you should be shopping depends almost entirely on what your day looks like.

Master-planned, west

Summerlin

The default answer for families moving from coastal California. Trails, parks, Downtown Summerlin for retail, and a wide price band from the $400s into the millions. Red Rock is fifteen minutes away.

Master-planned, southeast

Henderson & Green Valley

Quieter, flatter, established. Consistently the practical choice for buyers who want space and a shorter drive to the airport than Summerlin gives them.

Guard-gated luxury

The Ridges, The Summit, MacDonald Highlands

Where the valley’s high end lives. Custom lots, elevation, and Strip views. This is a different transaction with different comps and a much smaller pool of buyers — pricing it takes real data.

Golf, south

Southern Highlands & Seven Hills

Guard-gated golf communities with newer construction, popular with buyers relocating for a hybrid or remote role who want square footage and a lot.

Water and resort

Lake Las Vegas

A genuine outlier in the desert — a lake, two golf courses, a resort village. Draws second-home and semi-retired buyers more than it draws commuters.

Lock and leave

Strip high-rise

Turnberry, Panorama, Waldorf, One Las Vegas and the rest. The right answer if you travel constantly and want a residence, not a yard. HOA and resort fees drive the real cost here, so read them line by line.

Schools, without the sales pitch

Clark County School District is the fifth-largest school district in the United States — roughly 305,000 students across about 373 schools. At that scale, district-level statistics tell you almost nothing about the school your child would actually attend.

Two things matter. First, zoning is drawn street by street, and the boundary does not always follow the neighborhood line; I will confirm the assigned schools for a specific address before you write an offer, not after. Second, CCSD’s magnet and career-and-technical academies admit by application and are not tied to your address at all, which means a family can often get the program they want without paying for the ZIP code. There is also a deep private and charter sector here, concentrated in Summerlin and Henderson.

I will not tell you a school is good. I will tell you which one you are zoned for and point you at the state report card so you can decide for yourself.

What the ninety days actually look like

  1. We talk before you tour

Twenty minutes on the phone about your commute, your budget, whether you need single story, and what you are giving up by leaving. That call narrows six areas down to two.

  2. Video first, plane second

I walk homes on video and send them with honest commentary, including the ones I would talk you out of. The goal is that your first trip out is spent deciding, not browsing.

  3. One focused trip

Two days, a route that makes geographic sense, and time built in to sit in traffic at the hour you would actually be driving it.

  4. Offer and inspection

Nevada purchase contracts run a due-diligence period. Roof, HVAC and pool equipment are what get people here — a twenty-year-old air conditioner in this climate is a real number, not a nitpick.

  5. Escrow, usually thirty days

Financed purchases here commonly close in about thirty days. I coordinate with the agent selling your current home so the two sides do not strand you.

  6. Landing

Utilities, the DMV clock, HOA registration, and the short list of trades I actually use. This part is where most relocations get frustrating, and it is the part nobody puts on their website.

What relocation clients get that other clients do not

  • Video walkthroughs shot for you, not marketing reels — including the flaws
  • Direct coordination with your listing agent back home so the sale and the purchase line up instead of colliding
  • Honest commute and drive-time reality checks, not map estimates
  • Introductions to the lender, escrow, inspector and trades I use on my own transactions
  • Someone who has closed nearly 500 MLS transactions in this valley and will tell you when a house is a bad idea

Tell me about your move The more I know about where you are coming from and when you need to be here, the more useful the first call is. No obligation and no drip campaign.
    Your move
    • A shortlist of communities that actually fit how you live, not a generic list of subdivisions
    • Video walkthroughs before you fly out, so the trip is spent deciding, not browsing
    • Coordination with your agent on the other end so the two closings line up

Relocating to Las Vegas: the questions people ask first

Practical answers for anyone moving here from out of state.

Does Nevada really have no state income tax?

Correct. Nevada has no personal state income tax, no state capital gains tax and no estate tax. For a household moving from California, Oregon or New York, that difference alone often covers a meaningful share of a bigger mortgage. Nevada funds itself largely through gaming and sales tax instead.

How do property taxes compare to California?

Clark County effective rates are low, and most owner-occupied Las Vegas homes come in well under 1% of market value. Nevada also caps annual increases at 3% for an owner-occupied primary residence and up to 8% for everything else. The 3% cap is not automatic. You file a claim form with the Clark County Assessor once and it stays with the property while you live there.

What does it take to become a Nevada resident?

Practically, it means making Nevada your true home: a Nevada driver’s license, vehicle registration, voter registration, and spending your time here rather than in the state you left. States like California audit departures aggressively and look at where you actually live, not just where you claim to. Talk to a CPA before you rely on residency for a specific tax outcome.

Should I buy right away or rent first?

If you know the valley, buy. If you do not, renting for six months in the general area you are drawn to is cheap insurance. Las Vegas neighborhoods change character block to block, and the difference between Summerlin, Henderson and the southwest is not obvious from a listing photo or a map.

    How far is everything?

The valley is compact by big-city standards. Most of it is within 30 to 40 minutes of Harry Reid International, and the Strip is reachable from nearly every residential area in under half an hour outside of peak traffic. Where you live tends to be decided by schools, elevation and views rather than by commute.

Can I buy a home here without visiting first?

People do it, and it works when someone is walking every property on video and telling you the truth about what the photos hide. Nick does that regularly for out-of-state buyers. But if you can come out for two days, come.
