Queensridge is the guard-gated estate community at the eastern edge of the west valley, inside the Peccole Ranch master plan, next to Tivoli Village. It contains One Queensridge Place — the twin twenty-story towers that are still the most recognizable high-rise address off the Strip.
What actually distinguishes it
Estates and towers behind one gate
Queensridge North and South hold custom and semi-custom estates, with attached product and condominium sections alongside. Homes range from roughly 1,900 to nearly 10,000 square feet. Sub-communities include Peccole West, San Michelle North and Windsor at Queensridge.
One Queensridge Place
Twin 20-story towers, built 2005 to 2007 at a reported $400 million, 219 units by JMA Architecture Studios. Units run from about 2,000 to 13,000 square feet, with four two-story penthouses at roughly 16,000 square feet.
Tivoli Village next door
Retail and dining are a short walk or a two-minute drive rather than a fifteen-minute one. For a guard-gated community in this valley, that is genuinely uncommon.
The Badlands question
Queensridge was built around the 27-hole Badlands Golf Club, a Johnny Miller design that opened in October 1995 and closed in December 2016. What followed was one of the longest-running land-use fights in Las Vegas history, with courts awarding the developer $34.1 million, roughly $48 million and $141 million in separate judgments.
In December 2024 the City Council approved a non-binding settlement in which the city would buy the land for $636 million and sell it to Lennar for $350 million. In February 2025 the council approved Lennar’s plan: 1,480 homes, townhomes and condominiums across 250 acres with 98 acres of open space, gated, with a 45-foot height cap. Lennar has named the project The Preserve, with a launch expected around 2028.
If you are buying in Queensridge, this is not background — it is the single biggest variable affecting what you will look at out your window. Ask me for the current status before you write.
What it costs
In early September 2026 asking prices in Queensridge ran from roughly $525,000 for attached product to $6.39 million for the largest estate, with about thirty listings and a median list around $1.25 million. In the towers, a sixteenth-floor penthouse of roughly 6,400 square feet sold for $9.7 million in late October 2025, about $1,561 per square foot, after selling for $5.6 million in 2021 and being extensively remodeled.
Tower HOA dues are substantial — one listed unit carried a monthly association fee near $4,000. That is normal for full-service high-rise and it belongs in your math from day one. My high-rise living page covers how those fees compare across buildings.
Schools
Clark County School District currently zones parts of this area to Bonner Elementary School, Rogich Middle School and Palo Verde High School. Zoning varies within the community — confirm your specific address on the CCSD zoning locator.
