What does a Las Vegas REALTOR charge, and who pays it?
Commission is negotiable and always has been. Since August 2024, MLS rules require a written agreement between a buyer and their agent before touring homes, and that agreement spells out what the buyer's agent is paid. Sellers may still offer to cover part or all of it, but that is a negotiation, not a rule. Nick puts the number in writing before you walk through a single house.
How much are property taxes in Las Vegas?
Clark County has some of the lowest effective property tax rates in the country. Most owner-occupied homes land well under 1% of market value. Nevada also caps how fast the bill can climb: 3% a year on an owner-occupied primary residence, and up to 8% a year on second homes, rentals and land. The lower cap is not automatic. You have to file the primary-residence claim form with the Assessor to keep it.
Does Nevada have a state income tax?
No. Nevada has no personal state income tax, no capital gains tax at the state level and no estate tax. Buyers moving from California, Oregon or New York usually notice that before anything else about the house.
How long does it take to close on a home in Las Vegas?
A financed purchase usually runs 30 to 45 days from accepted offer to keys. Cash can close in 10 to 14. New construction runs on the builder's schedule, which can be anywhere from 60 days for a standing inventory home to a year or more for a build from dirt.
Which Las Vegas communities are guard-gated?
The main guard-gated addresses are The Ridges, The Summit Club, MacDonald Highlands, Ascaya, Southern Highlands, Seven Hills, Anthem Country Club, Red Rock Country Club, Queensridge, Spanish Trail, Canyon Gate and Lake Las Vegas. Each has its own HOA structure, price band and personality.
Do I need my own agent to buy new construction?
The person sitting in the sales trailer works for the builder, not for you. Bring your own agent to the first visit. Most Las Vegas builders require your agent to be registered on that first sign-in, and once you have registered without one, they usually will not recognize an agent later.
