Canyon Gate Country Club is a guard-gated community in the west-central valley, built around a Ted Robinson course that opened in 1989. Most of the homes date from the late 1980s and early 1990s, which makes it one of the more established gated addresses in Las Vegas and one of the few inside the older street grid rather than out on the edge.
What actually distinguishes it
Central, not peripheral
Canyon Gate sits between the Sahara and Charleston corridors near Durango, which puts it fifteen minutes from most of the valley rather than twenty-five. For buyers who work in more than one part of town, that is the argument.
A Ted Robinson water course
The private 18-hole, par-72 course was designed by Ted Robinson around lagoons and water features, at roughly 6,750 to 6,770 yards, with Red Rock views. It hosted the LPGA’s Las Vegas event in 1993.
Established, which cuts both ways
Mature landscaping and settled streets, and also 1990s construction. Roofs, HVAC, pool equipment and original plumbing are the things that decide whether a Canyon Gate home is a good buy.
The club
Canyon Gate operates within the Invited Clubs portfolio, formerly ClubCorp, which is what drives its reciprocal access and its dues structure. Reported HOA dues run around $390 per month with club initiation and annual dues separate. Verify all three figures for any specific home; they move.
There is also a separate condominium development, The Residence at Canyon Gate, within the wider Canyon Gate area. It is a different product at a different price, and it is frequently conflated with the guard-gated club community in online listings.
What it costs
In early September 2026 asking prices inside the guard-gated community ran from roughly $825,000 to about $3.32 million, with around fifteen homes on the market and a median list near $1.69 million. Be careful with numbers you find elsewhere: the public portals draw a “Canyon Gate” boundary far larger than the gates, which pulls the low end down into the $170,000s on condominiums that are not in the club community at all.
Schools
School zoning splits within this area. Depending on the address, Clark County School District assignments include Ober Elementary School or Derfelt Elementary School, Walter Johnson Junior High School, and Bonanza High School. Confirm the specific address on the CCSD zoning locator rather than relying on a community-level answer.
