Lake Las Vegas is a 320-acre man-made lake — the largest privately owned lake in Nevada — held back by a 192-foot dam, inside a roughly 3,600-acre resort community on the eastern edge of Henderson. It is about twenty-five minutes east of the Strip and it does not look or feel like anywhere else in the valley.

What actually distinguishes it

Water, in the Mojave

The lake is impounded by a dam 192 feet tall and 4,800 feet long with an engineered bypass for the Las Vegas Wash. Shoreline lots and lake views are the premium product, and they are finite.

Two Nicklaus courses

Reflection Bay opened in 1998 as a Jack Nicklaus Signature design, par 72 at roughly 7,184 yards, with five holes along about a mile and a half of shoreline and a par 3 to a peninsula green. SouthShore Country Club is private, also Nicklaus, cited as the first private Nicklaus Signature course in Nevada.

The widest product mix in the valley

Condominiums, townhomes, semi-custom homes, custom lots and an age-restricted Del Webb section all sit inside the same community. Listings span roughly 475 to 6,000 square feet.

The history matters here

Lake Las Vegas was forced into bankruptcy in 2008 after a $540 million loan default, and in 2012 an investor group bought roughly 875 acres on the north shore for $17.3 million. The community has been rebuilt since, but the history is worth understanding because it shaped which sections finished when, and which HOAs carry what.

Ask specifically which association a home belongs to and what its reserve position looks like. That is a more useful question here than anywhere else in the valley.

What it costs

In early September 2026 publicly listed asking prices ranged from roughly $290,000 for a one-bedroom condominium to just under $9.5 million on the water, with several hundred listings across the resort area. The spread is genuinely that wide, so a median for Lake Las Vegas is close to useless — the relevant number is the median for the specific product type you want.

Practical notes

  • SouthShore is guard-gated; other sections vary between gated and open
  • The drive is 20 to 30 minutes to Harry Reid via the 215, longer at peak
  • Lake use rights and boat access are governed by the association, not the city — get the rules in writing

Clark County School District serves the area, with Stevens Elementary School inside 89011 along with several charter campuses. Middle and high school zoning for Lake Las Vegas specifically should be confirmed by address on the CCSD zoning locator.
