The Summit Club is the smallest and most expensive address in Summerlin. It is a Discovery Land Company and Howard Hughes joint venture that began pre-selling in 2015, opened its Tom Fazio golf course in 2017, and holds the record for the highest price ever paid for a single-family home in Las Vegas.

What actually distinguishes it

It is a club first

Discovery Land builds private clubs and sells homesites inside them. Membership is part of the purchase, not an afterthought, and the initiation and annual dues are substantial. Get the current membership documents before you fall in love with a lot.

Very few doors

The community was planned around roughly 260 total lots — about 150 custom homesites plus club residences and clubhouse suites. Resale inventory is frequently zero, and a good share of what trades here never appears on the MLS.

The Fazio course

Tom Fazio designed the private course, par 72 at roughly 7,400 yards. It was reported at a $40 million construction cost, with a clubhouse budgeted near $90 million.

The record sales

In May 2024 a home on Summit Club Drive sold for $35 million — 11,427 square feet at roughly $3,063 per square foot, the highest single-family price recorded in Las Vegas. It surpassed a $30 million sale of the adjacent property the year before.

Raw land here trades at numbers most markets reserve for finished homes. In an expansion section, roughly a dozen homesites totaling about 20 acres traded for approximately $134 million, the largest being a five-acre lot at $33 million.

What you are actually buying

  • Custom homesites ranging from about a quarter acre to nearly 4.7 acres
  • Developer-built collections — desert bungalows, golf cottages, villas and clubhouse suites — running roughly 2,500 to 7,000 square feet
  • Guard-gated access with staffed security and guest registration
  • The Red Rock Canyon National Conservation Area on the western boundary

Clark County School District currently zones this area to Goolsby Elementary School, Fertitta Middle School and Durango High School. Confirm your specific address on the CCSD zoning locator; boundaries are drawn street by street.

What it costs

In early September 2026 the publicly listed inventory here was five custom homesites priced between $10 million and $28.5 million, with no completed homes on the open market. That is normal for The Summit Club. If you want in, the conversation starts with what is quietly available, not with what is listed.
