Ascaya is terraced into the McCullough Range on the southeast rim of the valley, nearly a thousand feet above the floor. Creating it required moving roughly 15 million cubic yards of mountain. There is no golf course here, which is the point — this is a community of individually sold homesites and architect-driven custom homes.
What actually distinguishes it
The pads are the product
Site work began in 2004, stalled through the recession, and lots first went on sale in 2014. What you are buying is an engineered terrace with a view corridor, and then you build. Roughly 67 homes were complete as of spring 2025, with more in construction and architectural review.
No golf, by design
There is no course inside Ascaya. The amenity is a clubhouse — reported around 23,000 square feet at its 2017 opening, with a large pool, fitness and tennis. If golf is a requirement, this is the wrong hill.
Sloan Canyon out the back
The highest lots look out over the Sloan Canyon National Conservation Area rather than the city. It is a genuinely different view than anything on the Summerlin side.
What is for sale
- Estate homesites of roughly half an acre to two-plus acres, starting around $1 million
- The Cloud Rock collection — 58 lots at the highest elevations, 1.6 to 3.4 acres, roughly $2 million to $8 million
- The Canyon by Blue Heron — built homes in the 3,400 to 4,400 square foot range
- Resale custom homes running roughly 4,500 to nearly 15,000 square feet on lots from about a third of an acre to over seven acres
In early September 2026 completed homes on the open market were asking roughly $5 million to $14.4 million, with about a dozen listed.
The purchase that made the news
In March 2026, Raiders owner Mark Davis bought four adjoining homesites totaling about 19.2 acres for $38.75 million — described by the development team as the largest homesite purchase recorded in the Las Vegas area.
Practical notes
Ascaya is guard-gated with 24-hour staffing. HOA dues were reported at roughly $725 per month; confirm the current figure and any capital contribution with the association before you write.
Clark County School District currently zones this area to Brown Elementary School, Miller Middle School and Foothill High School. Confirm by address on the CCSD zoning locator.
