The Ridges sits at the far western edge of Summerlin, roughly 3,100 feet up against the boundary of the Red Rock Canyon National Conservation Area. It opened in 2000 on 793 acres as a Howard Hughes Corporation community, and it is still where most of the valley’s serious custom-home money goes.
What actually distinguishes it
Two gates, then another one
There are two 24-hour guard-gated entrances into The Ridges, and then every subdivision inside has its own secondary gate. That second layer is unusual even among guard-gated Las Vegas communities, and it is a large part of what people are buying.
Elevation and the escarpment
At roughly 3,100 feet you are above most of the valley floor, with the Red Rock escarpment immediately west and the Strip skyline to the east. The view corridors here are the reason lot prices vary so much street to street.
Lot size range is enormous
Homes run from just under 2,000 square feet to more than 22,000, on lots from about a tenth of an acre to nearly five acres. Two homes a few streets apart are not comparable properties.
The enclaves
The Ridges is not one neighborhood. It is roughly fifteen sub-gated enclaves, each with its own character, price band and HOA structure: Arrowhead, Azure, Boulder Ridge, Fairway Hills, Falcon Pointe, Falcon Ridge, Indigo, Promontory, Redhawk, Rimrock, Silver Ridge, Sterling Ridge, Talon Ridge, The Pointe and Topaz Ridge.
Promontory holds the largest custom lots, some approaching an acre and beyond. Production and semi-custom product sits at the other end. If someone quotes you an average price per square foot for The Ridges, that number is close to meaningless.
The golf course is changing
The community’s course opened in 2001 as Bear’s Best Las Vegas, a Jack Nicklaus design assembled as a “best of” routing drawn from his work around the world. It sold in spring 2024 for $30.5 million to a group that announced a roughly $300 million redevelopment into a private members’ club. Public play ended in summer 2025 and construction began that September, with reopening targeted for late 2026 under a new name.
This matters if you are buying here. A course converting from daily-fee public to private changes who is on the fairway behind your house and what membership costs. Ask for the current status before you sign anything, and do not rely on an older listing description.
Amenities and schools
- Club Ridges, a private residents’ center of roughly 9,000 square feet with pool, tennis and fitness
- Direct access to Red Rock Canyon trailheads, about fifteen minutes from most of the community
- Downtown Summerlin is a short drive east for retail and dining
Clark County School District currently zones this area to Goolsby Elementary School, Fertitta Middle School and Durango High School. Zoning is drawn address by address and changes between school years, so confirm your specific address on the CCSD zoning locator before you write an offer.
What it costs
As of early September 2026, publicly listed asking prices inside The Ridges ran from roughly $1.2 million at the low end to just under $30 million, with under fifty homes on the market at any given time. Inventory here is thin and it does not behave like the rest of the valley, so a snapshot number is worth less than a current list.
