Red Rock Country Club is a 738-acre guard-gated village inside Summerlin, built around two Arnold Palmer golf courses and roughly a thousand homes. It is unusual in one specific way: one of its two courses is private and the other is open to public play.
What actually distinguishes it
Two Palmer courses, two access models
The Mountain Course, by Arnold Palmer and Ed Seay, opened in 1999 — par 72, roughly 7,000 yards, private. The Arroyo Course, also a Palmer design, is open to public play. Members reference access across 54 holes.
Right against the escarpment
Off Desert Foothills Drive south of Charleston, the village backs to the Red Rock Canyon National Conservation Area — land protected by the 1988 federal exchange that created Summerlin in the first place.
Consistent product
Homes here cluster in a narrower band than The Ridges — roughly 2,100 to 6,200 square feet — which makes comparables far more reliable and pricing far less of a guessing game.
The course changed hands
Red Rock Country Club’s course sold for $50 million in a deal that closed in June 2025, to a local buyer group. New ownership can mean capital assessments and changes to membership structure, so if you are buying here in the next couple of years, ask the club directly what is planned rather than relying on what a listing says.
What it costs
In early September 2026 asking prices inside Red Rock Country Club ran from roughly $1.65 million to $5.95 million, with about 27 to 28 homes on the market and a median sale price in the low $2 millions. Two independent sources agreed on that range, which is more than can be said for most Las Vegas neighborhood data.
HOA dues here are reported around $245 per month, with club membership separate. Confirm both, and ask whether the club has an initiation fee and a monthly minimum.
Schools
Clark County School District currently zones this area to Goolsby Elementary School, Fertitta Middle School and Palo Verde High School. Confirm by address on the CCSD zoning locator.
If you are comparing this to The Ridges, the real difference is predictability: Red Rock Country Club is a tighter, more comparable set of homes at a lower entry point. Ask me for both sets of numbers.
