Spanish Trail was the valley’s first completely private, walled-in golf course community. It was founded in 1984 on 640 acres in the southwest valley, and its developers took Palm Desert, California, as the model — which is still visible in the mature landscaping and the way the streets are laid out.
What actually distinguishes it
Twelve HOAs behind one wall
The 640 acres are divided into twelve neighborhoods, each running its own homeowners association under the master. Dues, rules and reserves vary by enclave. This is the single most important thing to understand before buying here.
Twenty-seven holes
Spanish Trail Country Club is private, with 27 Robert Trent Jones Jr. holes in three named nines — Sunrise, Lakes and Canyon — playable as three different eighteens, and roughly 120 bunkers. The club completed a $15 million renovation in 2007.
Mature trees
Forty years of growth means canopy you cannot buy in a new build. It also means forty-year-old irrigation, roots near foundations and older systems. Inspect accordingly.
Location
Spanish Trail is bounded roughly by Tropicana Avenue on the north, Hacienda Avenue on the south, Rainbow Boulevard on the east and Durango Drive on the west. That puts it inside the 215 loop and closer to both the Strip and the airport than almost any comparable gated golf community.
The housing
Product ranges from townhomes to semi-custom homes in the 2,000 to 4,000 square foot band to custom estates. One documented association fee inside the community was $744 per month; club dues are separate and were reported in the $200 to $700 range after the initiation fee was eliminated post-recession. Verify current figures directly — those numbers are old.
What it costs
Price data for Spanish Trail is unusually messy, because the neighborhood boundaries the public portals draw include streets outside the wall and even homes in the adjacent Spanish Hills. Ranges you find online for “Spanish Trail” are frequently not Spanish Trail.
Rather than repeat a number I cannot stand behind, I will pull the actual current inventory by MLS subdivision and send it to you. That takes me about ten minutes and it will be right.
Schools
Clark County School District currently zones parts of this area to Rogers Elementary School, Sawyer Middle School and Durango High School. Confirm your specific address on the CCSD zoning locator.
