Summit House is a proposed luxury condo project from Howard Hughes Holdings and Discovery Land Co., the partners behind The Summit Club. Plans call for 260 residences in two 21 story towers just east of Downtown Summerlin, connected by a skybridge on the 17th floor. If it is built, it will be the first true high rise living in Summerlin.

What actually distinguishes it

Summerlin’s first high rise

Summerlin has always been homes, townhomes and a few midrise buildings. Summit House would bring full service tower living next to Downtown Summerlin’s shopping, dining and entertainment.

A skybridge 17 floors up

The two towers would be linked by a skybridge with a bar, restaurant, outdoor terraces and event space.

Resort level amenities

The filing lists several pools, golf practice areas and simulators, pickleball, a wine cave, a speakeasy, a sports bar, a bowling alley, a full wellness area and an event lawn.

Where it stands

Plans were filed with Clark County in 2026 for a site near Sahara Avenue and the 215 Beltway. As of October 2026, no public hearings had been scheduled, and no pricing, sales launch or construction timeline had been announced.

Get on the update list

Howard Hughes has said interest already exceeds the number of planned units. If you want to hear first when pricing and reservations open, contact me and I will add you to my Summit House update list. You can also read my full write up on the Summit House blog post.

Who it suits

Empty nesters who want to stay in Summerlin, part time residents who want lock and leave living, and buyers who want resort amenities without a yard. In the meantime, compare One Queensridge Place and my other Las Vegas high rise living options.
