The Waldorf Astoria Las Vegas is a 47 story tower at CityCenter, right on the Strip, with 225 private residences stacked above a luxury hotel. It opened in 2009 as the Mandarin Oriental and became a Waldorf Astoria in 2018. There is no casino in the building, which is a big part of its appeal.

What actually distinguishes it

Hotel service at home

Owners live above a Waldorf Astoria hotel, so concierge, valet and room service are close at hand. It is the closest thing in Las Vegas to living in a five star hotel full time.

A quiet tower in the middle of the action

The building is non gaming. You walk out into CityCenter with Aria, Bellagio and The Shops at Crystals next door, then come home to a calm lobby with no slot machines.

Serious design pedigree

Kohn Pedersen Fox designed the tower. The residences sit above the hotel floors, so most homes start high with wide views of the Strip and the mountains.

Amenities

Residents have access to the hotel’s pool deck, a full service spa and fitness center, fine dining, 24 hour concierge, valet and security. The building was renovated between 2021 and 2024 after the Waldorf Astoria rebrand.

What it costs

In October 2026, active listings ran from about $1.6 million to $12 million. Over the prior twelve months the median sale was a little over $2.1 million at well over $1,200 per square foot.

HOA dues here are higher than at most towers because they cover hotel level services. Ask for the current budget and the rules on leasing for the specific unit before you write an offer.

Who it suits

Buyers who want a lock and leave home with true five star service, part time residents, and anyone who wants to walk to the Strip’s best dining and shows. Compare it with other options on my Las Vegas high rise living page.
