Communities
Las Vegas is not one market. A home in Summerlin and a home the same size in Henderson can be priced very differently, and the reasons are almost always local: elevation, which gate you are behind, which HOA you belong to, and what is being built next door. These are the communities I work in most, with what actually separates them.
West Valley and Summerlin
- The RidgesFifteen sub-gated enclaves at 3,100 feet, backed against Red Rock Canyon. The valley’s custom-home centre of gravity.→
- The Summit ClubA Discovery Land private club with roughly 260 lots and the highest price ever paid for a Las Vegas home.→
- Red Rock Country ClubTwo Arnold Palmer courses behind one guard gate — one private, one open to public play.→
- SummerlinThe master plan the rest of the valley is measured against: parks, trails, Downtown Summerlin, and a price band that runs from the $400s into eight figures.→
- QueensridgeGuard-gated estates and the twin One Queensridge Place towers, with Tivoli Village next door and 1,480 new homes coming to the old Badlands land.→
- Canyon Gate Country ClubA Ted Robinson water course inside the older street grid — fifteen minutes from most of the valley rather than twenty-five.→
- Spanish TrailThe valley’s first walled private golf community, founded in 1984. Twenty-seven Robert Trent Jones Jr. holes and twelve separate HOAs behind one wall.→
Henderson and the Southeast
- MacDonald HighlandsDragonRidge Country Club, hillside estates looking west across the whole valley, and the Four Seasons residences under construction.→
- AscayaEngineered terraces cut a thousand feet into the McCullough Range. Architect-driven custom homes and no golf course, by design.→
- Seven HillsA Rees Jones course and gated pockets inside a largely open master plan — which is why it still has a real entry price.→
- Anthem Country ClubGuard-gated private streets high on the southeastern slope, wrapped around a Hale Irwin and Keith Foster course.→
- Lake Las VegasThree hundred and twenty acres of water, two Nicklaus courses, and everything from one-bedroom condominiums to shoreline estates.→
- HendersonThe wider city — Green Valley, Inspirada, Cadence and the rest. Closer to the airport than Summerlin, and quieter.→
Southwest and the Resort Corridor
- Southern HighlandsA private Robert Trent Jones course, real inventory across a wide price band, and eight miles to Harry Reid — the shortest airport run of any gated golf community here.→
- High-Rise LivingTurnberry, Panorama, Waldorf, One Las Vegas and the rest. A residence rather than a yard, where HOA and resort fees decide the real cost.→
Not sure which of these fits how you actually live? That is a twenty-minute phone call, and it will save you a weekend of driving.

How the valley is actually organized, in plain terms.
What is the difference between Summerlin and Henderson?
Summerlin is a single master-planned community on the west side, built against Red Rock, with a consistent design standard, its own downtown and the highest concentration of guard-gated luxury in the valley. Henderson is a separate city on the southeast side, larger and more varied, running from starter neighborhoods up to Ascaya and MacDonald Highlands. Summerlin is closer to Red Rock and Downtown Summerlin. Henderson is closer to Lake Mead and generally sits at a lower price per square foot outside its luxury enclaves.
Which Las Vegas communities are guard-gated?
The Ridges, The Summit Club, MacDonald Highlands, Ascaya, Southern Highlands, Seven Hills, Anthem Country Club, Red Rock Country Club, Queensridge, Spanish Trail, Canyon Gate and Lake Las Vegas. Each has a different HOA structure, price band and character, and some carry club membership requirements on top of dues.
What do HOA fees run in Las Vegas?
It depends entirely on what the association covers. A standard suburban master plan is modest and mostly covers common-area landscaping. Guard-gated communities cost more because you are paying for staffed gates and private streets, and high-rise buildings cost the most because dues cover the building itself. Some communities layer a sub-association on top of a master association, and a few require a club membership separately. Always ask for the current figure and the resale package for the specific address, not the community.
Which areas are closest to the Strip and the airport?
The southwest, Southern Highlands and the high-rise corridor are the shortest drives to both. Henderson is roughly 20 to 30 minutes from the airport depending on where. Summerlin is the farthest of the major luxury areas from the Strip, which is exactly why some people choose it.
Is a golf course community worth it if I do not play?
Sometimes. You are buying the view, the setback and the fact that nothing will ever be built behind you. But in most golf communities the club membership is a separate cost and in a few it is mandatory. Get that in writing before you fall in love with the fairway.
