How accurate are automated home value estimates in Las Vegas?
They are a starting point, not an answer. Automated models work from public records and past sales, so they do not know that your house backs the golf course, that the kitchen was redone last year, or that the comparable sale down the street was a distressed deal between family members. In a valley with this much variation between neighborhoods and even between streets, that gap is often six figures.
What actually determines what my Las Vegas home sells for?
Recent closed sales of genuinely comparable homes, condition relative to those homes, the current level of competing inventory in your specific community, and the time of year. Loan type and terms matter too. A cash offer at a lower number can beat a financed offer at a higher one.
Does a valuation cost anything?

What is the difference between a valuation and an appraisal?
A comparative market analysis is an agent’s opinion of what the market will pay, prepared to help you decide. An appraisal is a licensed appraiser’s formal opinion of value, usually ordered by a lender to protect the loan. They frequently land in different places, and the appraisal is the one that has to support the mortgage.
