Summerlin Is Going Vertical: Inside Summit House, the Luxury Towers Coming to Downtown Summerlin

Summit House Summerlin twin 21 story luxury condo towers with skybridge near Downtown Summerlin

If you’ve driven past the empty land east of Downtown Summerlin and wondered what’s going there, we finally have an answer. Howard Hughes Holdings has filed plans with Clark County for Summit House Summerlin, a pair of 21 story luxury condo towers with 260 residences. If it gets built, it will be the first real high rise living Summerlin has ever had.

I read every article I could find about Summit House and pulled the details together in one place. Below you’ll find what’s planned, where things actually stand with the county, and what to ask before you buy. If you’re interested in Summit House or want to be one of the first to hear when sales open, reach out to me and I’ll keep you updated.

How Summit House Came Together

This idea has been around for a while. Back in May 2025, Howard Hughes CEO David O’Reilly told the Las Vegas Review-Journal the company was thinking about high rise condos on land it owns next to Downtown Summerlin. He called it “a great use right now,” mostly because condos in The Summit Club had been selling so well. That parcel was originally meant for offices, retail and apartments. Then the pandemic killed a lot of the demand for office space, and the plan shifted toward homes people could buy.

On October 8, 2026, the Review-Journal reported the plans were officially filed. O’Reilly called Summit House “clearly the next chapter for Summerlin.” He also said more people have already shown interest than there are units. With demand like that, buyers who are prepared early will be in the best position once sales begin.

The Amenities Planned for Summit House

The amenity list in the filing reads more like a resort than a condo building. Here’s what’s proposed:

  • Several outdoor pools and a pool bar
  • An outdoor putting and chipping area plus indoor golf simulators
  • Pickleball courts with their own bar
  • A wine cave and tasting room
  • A speakeasy lounge and a sports bar and grill for game days
  • A bowling alley
  • A fitness center, salon, treatment rooms, sauna, and hot and cold plunges
  • An event lawn
  • The skybridge restaurant, bar and terraces 17 floors up

These are early plans, and amenities often change between a filing and a finished building. As the project moves forward, I’ll be tracking what makes it into the final plans. Contact me anytime for the latest.

Who’s Designing It

According to NVBEX, the partnership filed under the name Block E21 Summerlin Development Management Company, LLC. Hart Howerton is the design architect and SCB is the executive architect. Champalimaud Design is handling interiors, and VITA is doing the landscaping. BASE, WSP and GCW are the engineers. That’s a serious lineup for a Las Vegas condo project.

Where Summit House Stands With Clark County

Most of the headlines skip this part, and it matters. Summit House hasn’t been approved yet. Nevada Real Estate Group went through the county records and found the site is a 9.83 acre parcel on La Madre Mountain Drive between Pavilion Center Drive and Spruce Goose Street. The early paperwork was finished over the summer. The main application, which covers design review, waivers, a tentative map and a street name change, was opened in August and is still pending.

The developers also want to rename Spruce Goose Street to “Summerlin Heights Drive.” No hearing dates have been set. There’s also no construction start date, sales launch or price list yet.

Who Summit House Is For

Summerlin has always been a single family home community, with some townhomes and a handful of midrise condos. Summit House would give buyers something new: full service, high rise living right next to the shopping, restaurants and entertainment at Downtown Summerlin. It’s likely to appeal most to:

  • Empty nesters ready to sell a big house but not ready to leave Summerlin
  • Part time residents who want a lock and leave home
  • Buyers moving from bigger cities who are used to condo living and want resort amenities

Tips to Confirm With Your Realtor Before You Buy

Buying a condo in a building that hasn’t been built yet is very different from buying a resale home. Before you put money down, these are the things I’ll confirm with you and walk you through:

  • Pricing and reservation terms. I’ll get the terms in writing for you and make sure you know whether your deposit is refundable and what a reservation actually holds.
  • HOA dues. A bowling alley, wine cave and multiple pools all have to be paid for. I’ll help you review the projected budget so you know what your monthly costs will really look like.
  • Financing. Financing in a new tower isn’t the same as financing a house. I’ll connect you with lenders who know new construction condos. You can also start on our financing page.
  • Rental and use rules. If you want to rent your unit while you’re away, I’ll help you check whether the documents allow it before you commit.
  • Delivery timing. High rise projects take years from approval to move in. I’ll go over the delivery dates, extension terms and refund protections in the contract with you.

A developer’s sales team works for the developer. Having your own Realtor means someone is looking out for you. Ask me how buyer representation works on new construction. Let’s talk before you sign anything.

What It Means for Summerlin Homeowners

A filing by itself doesn’t change what your home is worth. Over the long run, though, a project like this shows a lot of confidence in Summerlin, especially in the area around Downtown Summerlin. It could also pull some buyers away from existing condos and townhomes once it starts selling. For anyone who wants to move in the next couple of years, the homes on the market right now are still the only real choice.

If you own a larger home and Summit House has you thinking about downsizing, now is a great time to find out where you stand. Get a free estimate on our What Is My Home Worth page, or contact me for a personal market analysis.
